  • Market your property and arrange viewings.
  • Accompany prospective tenants on viewings.
  • Carry out the appropriate vetting procedures on the tenant.
  • Draw up the Assured Shorthold Tenancy Agreements.
  • Send out appropriate Notices.
  • Notify appropriate service industries.
  • Carry out meter readings.
  • Prepare a comprehensive inventory.
  • Check in tenant.
  • Collect and secure a dilapidation deposit.
  • Collect rent and bank accordingly.
  • Provide you with a monthly financial statement.
  • Carry out a monthly inspection of the property.
  • Co-ordinate any maintenance.
  • Deal with any tenant queries or problems.
  • Co-ordinate the payment of any expenses (useful for landlords who spend time abroad).
  • Check out tenant, making any necessary adjustments to dilapidation deposit.

- When we take on your property for Full Management we charge an administration fee of 50.00. This covers our expenses for entering your property details into our systems and pays towards standard advertising fees. This is a once-only payment.

- Once a suitable tenant has been found the Full Management Service on your property will be charged to you at 12% of the monthly gross rental.
